The House:

This 3 bedroom, 1 & 1/2 bath house is located on a quiet, dead-end street that abuts beautiful Morris Park.  The rental includes 2 medium sized bedrooms and 1 large bedroom with southern exposure and a huge bay window.  The bathroom is nicely decorated with subway tile and a shower and bathtub.  Downstairs is a large living room with great natural light, a large dining room, a full kitchen and small pantry.  All rooms upstairs and down, are hardwood flooring through-out.  Out front, you’ll find a large roofed patio with outside table and chairs overlooking a beautiful front floral garden. The rental also includes a fully finished walk-out basement, laundry and garage.  The recently renovated finished basement includes carpet, hand-built cherry and pine built-in shelving and cabinetry, recessed lighting, and home theater wiring already installed.  A washer and dryer are included with the rental.  Next to the washer and dryer, you’ll find a half bath and utility sink.  The house also contains an attached garage space that is dry and perfect for storage or a small work area.  Outside of the walk-out basement is a large garden with 3 individual raised beds that are capable of growing a season’s worth of fruits and vegetables.  The house utilizes affordable gas heating and is equipped with either Comcast or Direct TV ready wiring (tenant is responsible for cable and internet service).

The Area:

The house is located on a quiet street in the Overbrook Farms section of Philadelphia which was recently awarded as one of Philadelphia’s “More Beautiful” blocks.  The large and beautiful Morris Park abuts the end of the block with access hiking trails to the main Morris Park trail system.  Morris Park is heavily maintained by the local Morris Park Restoration Association offering great opportunities to volunteer and further beautify this hidden gem of the Fairmount park system.  Imagine having 147 wooded acres next to your house, while still having the convenience of city living.  The house is 6 blocks away from City Ave., 1 block away from 2 bus routes (the 65 and 105 which offer a 10 min. bus ride to 69th street station terminal and the Market Frankford El), and 2 blocks away from the Overbrook Station stop of the Regional Rail line (R5 to Center City and Paoli/Thorndale).  The house is also only 2 blocks away from the Overbrook Farmer’s Market, 1 mile away from St. Joseph’s University, Lankenau Hospital, and 2 miles away from Mainline shopping (including Whole Foods, Trader Joe’s, Genaurdis and Suburban Square).  Neighbors are friendly and diverse, consisting of young families, students, professionals, and retirees.  You will enjoy the community aspect of the block.

This house is perfect for  young families, professionals, and St. Joe students.  The house is available for move in on February 14, 2013.  Rent is $1,400 a month + Utilities (gas, water, electricity).  First, Last and $1,000 Security Deposit are required, pending application verification.  Well-groomed and behaved pets are negotiable, but may require additional security deposit money.
